Park Avenue Properties monthly property management fees actually DECREASE the longer it takes us to find a qualified tenant. We drive results and are willing to reduce our rates to support our results-driven philosophy. Our vacancy rate is extremely low due to our market expertise and personalized service to every rental prospect. Furthermore, because we are Realtors, too, we advertise in the local MLS, reaching thousands of Realtors, as well as numerous rental advertising outlets. To demonstrate our commitment to our industry, the Owner of Park Avenue Properties serves on the Board of Directors for the National Association of Residential Property Managers (NARPM) which is headquartered in Chesapeake, Virginia. He is also a Past President of the local North Carolina NARPM Chapter.

Our Property Managers all have company-issued iPads with 3G service. This 3G service allows them to access the Internet from anywhere and take applications from prospective tenants on the spot. Furthermore, this reduces the chances that the prospective tenant will go home and find another rental to look at the next day instead of applying for your rental home.

Our Internet key word ad campaign is aggressive and generous in budget. We keep the qualified leads coming in from this active campaign.

We advertise on local television in most markets in venues such as Hotel TV (our firm’s commercial viewed in 50 top rated area hotels), Fitness TV (our firm’s commercial viewed in 20 area gyms) and MI-Connection cable.

We advertise on several pay-to-advertise sites/publications and NOT just the free sites. This is critical to your vacancy rate as Craig’s List alone should not be your property’s only exposure.

Our firm uses professional quality photography equipment to take photos of our rental properties which is unheard of in our industry. These photos are usually 12MB and higher resolution to capture vibrant colors and details.

We own www.12monthrentals.com and www.6monthrentals.com which allows our firm another means of advertising so we can target renters that are looking for flexible terms. This brings more options for you as the owner.

Our fee structure is built on our performance to find a qualified tenant as well as our customer loyalty. Our fees actually decrease the longer it takes us to find a tenant. Once again, we are results oriented. We also offer discounted management fees to owners with multiple properties.

We do NOT charge a separate marketing fee for managed properties. We pay all advertising charges from our finder’s fee.

We are a TransUnion approved credit partner which means they process our tenant applications based on credit, criminal, sex offender and past eviction federated searches. Our firm can also submit delinquent ending balances to TransUnion directly which means the delinquencies will be posted against their personal credit without the need for a public court judgment.

We ensure all showings are Agent assisted. No property access is granted unless the prospective tenant is accompanied by a licensed Agent.

We show your property not only during the week but on weekends, too.

We use security code lockboxes on each property so that other Realtors® / Agents do not have to sign out a key at our office. Signing out keys is a deterrent to Realtors® / Agents and, in many cases, they will not show your property due to the extra time and gas required to pick up a key and take it back to the office.

We use a third-party showing service, where available, so no Realtor appointments are missed. This allows outside Realtors® can call this service to obtain showing instructions and to schedule a showing appointment.

Not only are we members of the National Association of Residential Property Managers (NARPM® www.narpm.org) but our firm owner serves on the National Board of Directors for NARPM® as a Regional Vice President. He is also a past President of the local North Carolina NARPM® Chapter. The Sales Manager of our Property Management group, Jennifer Stoops, serves as the local NARPM® Chapter President and one of our Property Managers, Marcus Dilley, serves as the Vice President.

We disburse funds around the middle of the each month and not 30 days after it is collected. We also can send you your rent monies via ACH electronic transfer and not a physical check which also means you get your money faster.

We offer an Owner’s portal so you can log-in and see your latest monthly management statements and make updates to your account (i.e. update your contact information and banking information, review maintenance invoices, access your executed lease and management contract and more!) Our Tenant’s also have a portal to pay on-line with e-check or credit card.

We want to be an industry expert in a few things and not good in many. That said, we have decided not to manage home owner associations (HOAs.) We have built our management expertise around upscale single family homes, condominiums and town homes.

We provide Error & Omissions (E&O) insurance that covers all of our managed properties at no additional cost to you.

We co-broker with thousands of Realtors® in most of the major Cities we service and pay them generous commissions for bringing us a renter. Most importantly, we pay the commissions – not you!
